The tpPLC app shows a data rate of ~ 395Mbps. It does vary depending on whether i plug it into wall socket directly or via a power bank - the 395Mbps is shown when connected directly.

 

I can obtain internet download speeds of around 80 Mbps when using the base router, however the best I can obtain when connected via the extender is around 5 Mbps (over wifi). However I CAN get close to 80 Mbps when using a wired connection between the laptop and powerline adapter.

 

So the issue seems to lie with the WIFI, not the poweline link.

 

Any ideas why the wifi performance is so poor (even if I have the laptop next to the adapter) ?

@Sunshine yes that's right. The issue lies with the Wi-Fi not the power line. I think you're right about the 2.4 ghz. I just bought a pair of Deco P9s which offer 5 ghz and it's working flawlessly.

Hi, you mean the same laptop gets close to 80Mbps when connect to WPA4220 extender via Ethernet cable but only 5Mbps when connected wirelessly to the same WPA4220 extender, right?

 

If so, the issue might be caused by wireless interference, the TL-WPA4220 only supports 2.4GHz WiFi which might be crowded especially in city.

Please try to change wireless channel and channel width on the TL-WPA4220 extender to see if it can be improved.
