Archer (AX90) AX6600 Tri-Band Wi-Fi 6 Router slows to half ISP speed
I have Comcast as my ISP with 1GB service

Model: 2020 MacBookAir M1 with MacOS BigSur and a 802.11ax WiFi card.
Anti-virus: turned off
PROBLEM
AX wifi download speeds dropped drastically when measured using speedtest.net with speed dropping on other bands as well.
870 Mbps down - Cat7 plugged directly to modem
720 Mbps down - Cat7 plugged directly to router port (via Cat7 to UBC-3 adaptor)
450 Mbps - 5GHz-2 (ax only) - client speed next to router
200 Mbps - 5GHz-2 (ax only) - client speed 25-feet away in next room
Upload speeds same across tri-bands at 38 Mbps to 40 Mbps.
I WANT TO SOLVE the 5GHz-2 (ax only) download speed issue. The Archer (AX90) AX6600 Tri-Band Wi-Fi 6 is NOT performing as advertised.
