@butterwm gotcha. I did completely disable 6Ghz last night and it seemed to do better as I had 2.4/5/6 all on the same SSID... but we'll see.

Yes, I ran into this setting it up last night. To fix, I set up the pass through settings on the ATT router like you did, but had to give my BE95 a fake static WAN IP for it to let go of the DHCP...
