@TomMunk Hi!  I am testing TPLink also since I have been installing Unifi for 15 years and looking for something much better I hope. I also have a EAP245 and I am using the OC200 that is similar to the cloud key.  On my android phone I get 866 mbps on transmit and receive about 10' from the AP.  I have nothing special configured on the AP so far...... just testing and see how it goes.  I REALLY hope the firmware update that TPLink is working on so they can too have a ecosystem like Unifi..... which is a huge deal for me with sooooo many clients I have networks to maintain every day.....

Which speed test are you using?  iPerf or an internet based one?  (e.g. Ookla, Fast.com, Cloudflare, etc.)  How fast is your broadband connection?

It sounds like you're pretty tech savvy, but just to be sure:

1) you chose a 5.8GHz channel that was quiet (not auto select)

2) you forced 80MHz BW (not 20/40/80)

3) If it were me, I would turn off band steering, turn off air time fairness, turn on fast roaming, use separate SSID's for 2.4 & 5.8

4) Make sure the AP firmware and your network card device drivers are up to date.

5) check the speed at several distances.  Sometimes if STA's are too close this can cause an issue or show weird behavior.

6) Turn down the AP broadcast power to medium and then adjust as needed

7) Ensure there are no LAN errors (e.g. bad cable)

Are you using the midspan power injector or a PoE switch?

Just out of curiousity which 4x4 card are you using?

I have 2xEAP225V3, 1xEAP225-Outdoor and an OC200.  All my clients are 2x2 or 1x1.  I typically see ~350-450Mbit/sec DL and a bit higher upload ~400-500 Mbit/sec.  I typically have ~50 wifi clients at any given time roughly split across 2.4 and 5.8 and across each EAP.
