Hello everybody,
Although the SNR is high (30), so the CCQ too, I have tx/rx rates that vary a lot between 1 and 100 Mbps. I attached some pictures looking for help.
I have change the channels but everything seems similar.

TX/RX rates for wireless frames are constantly changing depending on the data being transferred, but this is not related to data throughput. If the link is idle, WiFi rate drops. TX/RX just show you, which speed has been negotiated with a client at a certain moment in time.

Hm...I usually manage ~30dB over distances of ~1.5km on CPE510s. Seeing that you' re **only** getting 30+dB sitting on a 0.2km link are you sure you've orientated the CPEs properly? This is definitely reinforced by the screenshot where your CCQ drops to about 80...never seen properly oriented 510s drop below 95 here...(could be due to many 2.4Ghz APs in your area? - but don't quote me on that)..
Now serving finite customer via f(x)=AirTime/∞ on the 5Ghz band :-/

30 to 40 dB SNR is a rather good value in an overcrowded 2.4 GHz band. Note that
a lot of consumer devices make use of this band, not only WiFi gear.

Thanks to everybody for your answers!
I have changed to a nanostation M2, that it is a little bit stable and powerful, but the ccq is also no very high so my connection is unstable. It's a net between flats in a residencial building without any direct vision. Both antenas are more or less pointed.

Unfortunately, having changed brands we can not give you support since the questions regarding UBNT (nanostat) should be made in the Ubiquiti forum ...

Now, on the other hand, according to account, just post that it has no line of sight between the equipment you want to connect...
You should have started with it...
without LoS, any connection will be null or unstable, as it has been manifesting, and you know that no matter the brand of Equipment that you use ... if you do not solve your problem of line of sight between the teams ... you will always have an unstable and erratic connection ...
This post became long and was not given the correct solution, not knowing how to say things from the beginning...
